Question

1). You have been tasked with providing the timber to a new residential house to be built in Gladstone, Queensland. The builder requires timber for the following elements:

  • A timber pier (for access to the river)
  • The house frame
  • a timber retaining wall

Recommend a timber species that you would use for each element and the appropriate timber treatments that you would recommend throughout the site. Briefly discuss other factors (apart from durability) that you should consider when recommending your timber choice. Make reference to AS1604.1 and AS5604 to justify your recommendations

2). Investigate the BCA Volume 2 book and provide a summary in your own words of the differences between a ‘deemed to satisfy solution’ and a ‘performance solution’. Next – select one of the Acceptable Construction description from Part 3.1 to part 3.12 and again, in your own words (not copied from the book) provide three brief examples of how your chosen part details and describes methods of domestic construction.

3). Concrete slabs are designed once the size of the structure of a building and the soil type are known. Using AS2870 and other resources, in your own words, explain how soil type and building size changes slab design and thickness. You can select either a raft slab or waffle raft as your example, but do not do both. In your analysis, you should also detail materials incorporated into the slab construction.

Solution

The National Construction Code (NCC) is generally a performance-based code, which comprises of all the performance requirements that have to be followed for the construction of the buildings. NCC is mainly developed as per the hierarchy of guidance and the levels for compliance to codes. The performance requirements are the minimum level of the codes that the different elements of the building along with the systems for drainage and plumbing have to meet. One of the main features of the NCC is that are different pathways for compliance are provided and there is no need to oblige to a specific construction method or specific building materials (Construction, 2011). Thus the performance requirements in NCC could be satisfied either by adopting the Performance Solution (Also known as Alternate Solution) or by adopting the Deemed-to-Satisfy (DTS) Solution.

Performance Solution: The performance solution (Alternate Solution) is generally a solution or an approach for the construction of building element or an entire building, which is unique for every kind of building. This solution provides a flexible approach to adhere to the performance requirements that are mandatory for the building construction and also supports the innovative ideas and application of modern technology. Generally, Performance Requirements are addressed by the Performance Solutions by taking into use either one or more than one Assessment Methods that are provided in NCC.

Deemed-To-Satisfy Solution (DTS): Through the Deemed-to-Satisfy approach it is possible to understand what to do, when to do and how to do. For this purpose, the DTS solutions that are provided in the NCC are referred which generally provides the materials, components, factors for design and the methods for construction which is employed will help the building construction

For the purpose of this research report, the Acceptable Construction for footings and slabs (Part 3.2) has been selected.  The construction of the footings and slabs are done as per AS2870 and the performance requirements P2.1 and P2.23 have to be satisfied for the footings and slabs.  Footings could be defined that structure or elements of the entire building which is used for transferring the load of the building to the foundation of the building (Construction, 2011). The different things that are needed to be taken in consideration for the construction of footings are; the type of soils and the kind of footings system that is selected.
